How long do I have to wait?
We have a waiting list and we would encourage you to add your name to the list and we will notify you as soon as a villa becomes available.

What are the deferred management fees (departure fees)?
When you move to The Lakes of Cherrybrook, Cherrybrook the payment you make upon entry is partially refundable. There is a deduction for management fees of 10% (nonrefundable) of the entry price of the home on the day you move in, and a further 4% per annum for a maximum of 5 years and calculated on the price of the home on entry.

Capital Gain?
Any capital gain is shared 50-50 between the residents and the operator.

Once I have decided on the purchase of a home, how long do I have to pay?
If you need to sell a home to come into the village, we will hold your deposit
against your home of choice for four weeks. At the end of this time, if your
current home is not actively being marketed, we will refund your deposit to allow
other clients who are more ready to proceed the same opportunity. If your home
is on the market, we will continue to hold the home in your name but would
expect settlement within three months from date of deposit. At the end of this
period, we would review the situation with you and we may be able to offer you
an extension.Your deposit is fully refundable at any time should you not proceed to settlement.
The Village strongly recommends that every potential new resident seeks independent financial and legal advice.

Can changes be made to the home?
Yes, subject to approval. Your request would have to be put in writing and forwarded to the Village Manager.

What happens if we/I am no longer able to live independently?
You are able to apply for LifeCare at Home, or for transfer to one of our Residential Aged Care Homes at RSL ANZAC Village Narrabeen or Rowland Village, Galston. To access these services, your care needs will need to be assessed by the local health services ACAT Team (Aged Care Assessment Team and an Aged Care Client Record (ACCR) would need to be provided. Please understand that the Retirement Villages Act requires us to inform you that access to these facilities cannot be guaranteed; however, we are able to clearly show that we are regularly able to accommodate retirement living residents in our Care Homes. Normal fees and charges apply when accessing these services – in line with Government guidelines. Alternatively, there are private service available.

Can I access extra services while still living independently?
Yes, we have LifeCare at Home available – providing assistance with housework, laundry, provision of meals, shopping, transport to appointments, companionship and care – we can design a service with you that will suit your specific needs.

Can my partner stay in the unit if I need Residential Aged Care?
Yes, your partner can continue to live independently, and will have the peace of mind you are cared for nearby our Village. Your partner may also like to take you home for a short period of time during the day or overnight or spend lots of time with you in the residential care home.

How often and where do the buses run?
A Village Bus Timetable is available at the office. The Village Bus goes to
Cherrybrook Village Shopping Centre on Mondays. Also, Government buses are at our entrance allowing easy travelling to other places such as the City and Pennant Hills. -

May I bring my pet with me to live in the Village?
You are able to bring into our independent living homes (not assisted living apartments) a cat, small dog or bird. Your Village Manager may ask to meet your pet prior to moving in as some breeds may not be suitable to live within a retirement village.
