Key Considerations
We’re committed to ongoing consultation with residents and the wider community as plans progress. All SSDA plans and reports will be available when the project is placed on public exhibition by DPHI in early 2026.
Traffic and parking managementÂ
- Traffic generation for retirement villages are significantly lower than traditional residential development. Car ownership rates are lower, especially in residential care facilities.Â
- The Renewal Project will include new basement carparking for residents and visitors, ground level parking near key residential community facilities, a dedicated multistorey staff carpark, increased village bus services and improved pedestrian paths to encourage walking.
Construction management
- Before construction can commence the Renewal Project will prepare a Construction Management Plan that outlines how we will manage construction noise, dust, traffic and parking. We will prepare this in consultation with residents and the community.Â
- Construction will occur on a staged basis over a 15-year period, not all at once.
Tree retention and replacement
- The masterplan seeks to retain as many trees as possible however trees will need to be removed due to realignment of roads and the development of new buildings.Â
- We will undertake replacement planting of 1.5 trees for every one removed.Â
- Tree removal will occur on a stage-by-stage basis, not all at once.
- Early planting in future stages will be undertaken where possible for early establishment of trees.
Building design and scale
The masterplan design has carefully considered building placement and landscape design through:Â
- Low scale residential buildings facing onto surrounding streets Â
- Mid-rise residential buildings internal to the site and utilising the steep terrain where possible to reduce the impact of the buildings as seen from the surrounding streetsÂ
- Articulated buildings and a mix of materials to break down the scaleÂ
- Consideration of solar access and overshadowingÂ
- Maintaining wide landscaped areas around buildingsÂ
Existing facilities and services
- The existing Therapy and Lifestyle Centre (TLC) services will be affected by the Stage 1 development.Â
- Temporary and permanent locations for TLC services will be provided on site. Residents will retain access to existing services through the Renewal Project.Â
- Access to the existing pool will be maintained through the majority of the construction process while the new pool is built. There will be a short period where it will be offline.
