  • How long do I have to wait?

    Kingsford-Smith Village is a brand-new retirement village currently being constructed in stages. When you are ready to make the move, we are here to assist you to select your new home.

  • What are the deferred management fees (departure fees)?

    When you move to Kingsford-Smith Village, the payment you make upon entry is partially refundable. There is a deduction for management fees of 10% of the entry price on the day you move in and a further 2% per annum    for a maximum of 10 years calculated on the price of the home on entry.

  • Capital Gain?

    Any capital gain or loss is shared 50–50 between the Residents and the Operator.

  • Once I have decided on the purchase of a home, how long do I have to pay?

    For units currently under construction, your deposit holds the home of your choice until we advise you of an occupation date, at which time we would expect you to commence marketing of your current home, if you need to sell to settle. For re-lease homes, we will hold your deposit against your home of choice for four weeks. At the end of this time, if your current home is not actively being marketed, we will refund your deposit to allow other clients who are ready to proceed the same opportunity. If your home is on the market, we will continue to hold the home in your name but would expect settlement within three months from date of deposit. At the end of this period, we will review the situation with you, and we may be able to offer you an extension. Your deposit is fully refundable at any time should you not proceed to settlement.

    The Village strongly recommends that every potential new resident seeks independent financial and legal advice.

  • Amount of ‘on-going’ recurrent charges (fortnightly maintenance fees)?

    Fees are $223.52 for a two-bedroom home and $245.85 for a three-bedroom home.

  • What is included in the “on-going” recurrent charges?
    • Building Insurance
    • Council Rates
    • Maintenance of common grounds
    • Maintenance of exterior of buildings
    • Internal maintenance such as plumbing and electrical
    • Services such as management & administration, 24-hour emergency call, garbage removal
    • Use of Village bus service
  • What do I need to provide and pay for?

  • Can changes be made to the home?

    After occupation, yes subject to approval. Your request would have to be put in writing and forwarded to the Village Manager.

  • What happens if we/I are no longer able to live independently?

    You may apply for RSL LifeCare at Home, or for transfer to Ron Middleton VC Gardens on the North Richmond site or other Residential Aged Care facilities. To access these services, your care needs will need to be assessed by the local health services ACAT Team (Aged Care Assessment Team) and an Aged Care Client Record (ACCR) would need to be provided. Please call 8978 4319 for further information

    Please understand that the Retirement Villages Act requires us to inform you that access to these facilities cannot be guaranteed; however, we are able to clearly show that we are regularly able to accommodate retirement living residents in our Residential Aged Care facilities.

    Normal fees and charges apply when accessing these services – in line with Government guidelines.  Alternatively, there are private services available.

  • Am I able to access extra services while still living independently?

    Yes, RSL LifeCare at Home service is available, aiding with housework, laundry, provision of meals, shopping, transport to appointments, companionship and care. A service can be designed to suit your specific needs.

  • Can my partner stay in the home if I need Residential Aged Care?

    Yes, your partner can continue to live independently and will have peace of mind knowing you are cared for in residential aged care.

  • Will there be any activities to join?

    There will be a range of activities for you to participate in if you wish, for example, Manager’s Morning Teas; Special Events; Library; Walking Group and Games  Club.

  • Can I bring a pet with me to live in the village?

    Yes. Kingsford-Smith Village is a pet friendly village. You are able to bring with you a cat, small dog or bird. The Village Manager may ask to meet your pet prior to moving in as some breeds may not be suitable to live in a retirement village.

  • What Medical Services are available in the local area?

    North Richmond has a range of health care professionals and medical services including, Dentists, Physiotherapy & Podiatry. There are specialist services, diagnostic and X-Ray close by at Richmond and Windsor. Hawkesbury Hospital (Windsor) is 10km from the village and Nepean Hospital, Kingsford a major hospital in the west is 22km from the village.
