  • How long do I have to wait?

    This depends on both your circumstances and our waiting list. When you are ready to make the move, we are often able to help you find your new home in a short time.

  • What are the deferred management fees? (Departure Fees)

    When you move to Rowland Village, the payment you make upon entry is partially refundable. There is a deduction for management fees that is calculated at 10% on the day you move in and a further 2% per annum for a maximum of 10 years and calculated on the price of the unit on entry.

  • Capital Gain?

    Capital gain is not shared it remains with the owner/operator, not
    the resident.

  • Once I have decided on the purchase of a unit, how long do I have to pay?

    If you need to sell a home to come into the village, we will hold your deposit against your villa of choice for four weeks. At the end of this time, if your current home is not actively being marketed, we will refund your deposit to allow other clients who are more ready to proceed the same opportunity. If your home is on the market, we will continue to hold the villa in your name but would expect settlement within three months from date of deposit. At the end of this period, we would review the situation with you and we may be able to offer you an extension. Your deposit is fully refundable at any time should you not proceed to settlement.

    The Village strongly recommends that every potential new resident seeks independent financial and legal advice.

  • Amount of 'on-going' recurrent charge / (Weekly maintenance fee)?

    $108.80 per week

  • Can changes be made to the unit?

    Yes, subject to approval. Your request would have to be put in writing and forwarded to the Village Manager.

  • What happens if we/I are no longer able to live independently?

    You may apply for LifeCare at Home, or for transfer to one of our Residential Aged Care Homes at RSL ANZAC Village Narrabeen or Rowland Village, Galston. To access these services, your care needs will need to be assessed by the local health services ACAT Team (Aged Care Assessment Team) and an My Aged Care Support Plan would need to be provided. Please understand that the Retirement Villages Act requires us to inform you that access to these facilities cannot be guaranteed; however, we are able to clearly show that we are regularly able to accommodate retirement living residents in our Care Homes. Normal fees and charges
    apply when accessing these services – in line with Government guidelines. If you are a DVA client, please enquire about our Veterans’ Home Care Services. Alternatively, there are private services available. Please contact the Manager LifeCare at Home Sydney on 1300 853 146.

  • How often and where do the busses run?

    A Village Bus Timetable is available at the office. The Village Bus goes to Galston Village and Cherrybrook Village Shopping Centre on Tuesdays, to Hornsby Westfield Shopping Centre on Wednesdays and Castle Towers on Fridays. Also, Government buses are at our entrance allowing easy travelling to other places such as the City and Pennant Hills.
